The Dallas–Fort Worth real estate market continues to attract local residents, relocations, and investors — but today’s buyers are navigating the market very differently than they did a few years ago. With interest rates normalizing and inventory rising, buyers are more informed, more cautious, and more strategic than ever.

Here are the key concerns buyers are thinking about right now as they look for a home in DFW:


1. Affordability in a Higher-Rate Environment

Although DFW remains more affordable than coastal markets, buyers are closely watching monthly payments. DFW currently has one of the nation’s highest contract-cancellation percentages. Buyers want to avoid surprise repairs, insurance challenges, or appraisal issues — which makes a clean, move-in-ready listing more appealing.
